It was formerly a coal-fired power generating facility that has recently been decommissioned. A portion of the site is zoned IH (“Heavy Industrial”), which permits uses such as light/heavy manufacturing and production, freight movement, distribution, and storage facility, among others. The property has significant infrastructure improvements, including connectivity to an adjacent PEPCO switchyard, that could be repurposed for alternate energy uses.
The site is served by an existing CSX rail line that ties into the northern edge of the property, and connects Washington D.C. with Weverton, MD. It is also proximate to Rt. 15 (4 miles west), which is a main trucking route between Pennsylvania’s Northern Tier, through Harrisburg, PA and Eastern VA. The property is located near two of the largest metro areas on the Eastern Seaboard, Washington, D.C. and Baltimore, MD.

The property is located in Dickerson, Maryland and sits along the eastern edge of the Potomac River and the MD-VA border, with easy access to several freeways and is served by an existing CSX rail line. Offering 250 acres of contiguous heavy industrial land, it’s an ideal space for data warehouse and battery storage. The site is in close proximity to two major metro areas, Washington D.C. and Baltimore, Maryland, and is located approximately 16 miles north of Washington Dulles International Airport.

Site Overview
Former coal-fired power generating facility that has recently been decommissioned. The former coal pile has been remediated and closed, and hazardous materials have been removed from the site.
Site Zoning
The site is divided into two zones – IH-2.5, H-70′ (Heavy Industrial) and AR (Agricultural Reserve). The Heavy Industrial zone permits various uses such as light/heavy manufacturing and production, freight movement, distribution, and storage facility. The Agricultural Reserve zone allows agriculture, farming, and single-unit living among other uses. Development under a base level of development called Standard Method of Development is permitted in both zones. Approval for a detailed Site Plan may be required depending on the proposed use and development intensity.
