What are the key factors driving demand in northeast Florida real estate?
Like most of Florida, we see a steady growth in people moving to northeast Florida for many reasons, but mostly weather and taxes. Jacksonville is becoming more and more popular as we get a bit more relief from the hotter weather compared to South Florida. There is also comparatively less traffic on the roads.
How has the local real estate market in the Jacksonville area evolved over the past few years?
The greater Jacksonville area, especially the beaches, saw a huge influx during covid times. Like much of the country, that has slowed due to the higher interest rates. Overall the market is fairly balanced here-swinging from a sellers’ market to a more neutral one.
What types of homes are in demand right now?
There is still a demand for new construction and renovated residences. “Fixer uppers” have been struggling to sell unless they are priced correctly.
Tell us about the Jacksonville community feel of the area and neighborhoods.
I like to think of our area as the largest small city in the country. It’s a great mix, slightly slower paced than some other areas while still being classed as a metropolitan city
What are your favorite hidden gems in Jacksonville and Ponte Vedra Beach?
Downtown Jacksonville is going through a robust transformation that will truly be amazing in years to come. Locally here in Ponte Vedra Beach, we have a brand new headquarters for the PGA Tour along with the world famous TPC Sawgrass that hosts the 5th biggest golf event in the world–The Players Championship. Ponte Vedra Inn and Club is also underway with state of the art renovations.
What upcoming development projects are impacting the real estate market in the Jacksonville area?
Once the renovation of the Ponte Vedra Inn and Club is complete it truly will make the “Old Ponte Vedra” community one of the most desired up and down the eastern seaboard.
What are the best amenities & services in this part of Florida?
Saint Johns county is the number one rated school county in all of Florida, which is where we have built multiple homes. The proximity to the beach is always a contributing factor to people’s choices when deciding where to live.
What competitiveness in the market should first-time homebuyers know about?
Jacksonville is very competitive with first time home buyers. Communities like Nocatee see many first time homebuyers. I always suggest writing a heartfelt letter to the seller as a first-time home buyer. An experienced agent/broker is essential for a first time home buyer.
What are some seasonal trends in the buying/selling process?
Spring time is always a popular time to list your home. The flowers are blooming, the sun is shining and the temperatures are pleasant. Many people in our area try to list around the TPC event with extra visitors in town. Conversely it can be a good time to list when no one else is.
How does Jacksonville compare to nearby areas in terms of prices and lifestyle?
Greater Jacksonville is now classified as a metropolitan (“metro”) city along with Miami, Orlando and Tampa. Jacksonville is still the most affordable compared to the other three.
Tell us about your transition from golf to real estate.
The transition was relatively smooth, thanks to the incredible people around me. The biggest challenge, which I still face at times, has been adjusting to a new identity. I’ve seen myself as a “golfer” since I was 13, so stepping away from the game has had its tough moments. However, my passion for real estate and investing has always been strong and has only grown since 2018. I love that my work still allows me to be the “people person” I’ve always been.
